  • Ensure the sites are operated in accordance with local legislation.
  • Experience working with Schnieder data centre expert (DCE) – desirable / demonstratable evidence of BMS experience.
  • To ensure all works are completed to BlackRock procedures this includes but is not limited to raising and reviewing change management tickets and incident reporting
  • Producing Purchase Orders, Work order numbers and requisition requirements
  • To be familiar with the asset management system for the use and issuing of small works and PPM requirements
  • Supervising of contractors – ensuring the quality of work and the following of JLL & clients health & safety procedure
  • To adhere to the Maintenance Management system in all engineering practices, including planned and reactive tasks, to meet and exceed the expectations of BLK, and agreed service level agreements.
  • Undertake small installation works, repairs to Mechanical and Electrical plant and equipment Quality Arrangements.
  • Monitor Supplier vendors health and safety protocol following material safety instructions and using Permits to Work, Risk Assessments & Method Statements; ensure these are provided for all MEP / Fire systems related works
  • Accountable for ensuring that planned maintenance activities are carried out, in compliance with the tasks as set out and Site SOPs, and Client Procedures, escalate and report vendors nonadherence to PPM’s and any planned callouts.
  • Maintenance of plant and utilities within CMMS to ensure appropriate and correct operation, to efficiently and reliably operate within specification while ensuring that records are maintained as required by Operational, Regulatory and Statutory practice.
  • Ensure maximum availability of plant and user equipment through efficient planned maintenance and prompt response to faults i.e. client has 4-hour 24/7/365 response requirement for all third-party vendors – the role requires you to monitor and ensure Supplier vendors meet the client’s requirements. Record, report and escalate nonadherence to this Policy.
  • Monitor all scheduled PPM’s validate vendors technical reports to ensure they meet Client requirements i.e. detailed photo reports and ensure these are issued for recording in CMMS within the clients agreed timeline- 48hours post completion of the “works” and issued to your clients engineering management team for weekly team meeting
  • Where there are performance delivery problems you are required to escalate to you client and provide a three -stage mitigation plan including travel to the location to meet vendor concerned.
  • Provide technical support for projects and assist with commissioning and hand over works for plant and user equipment i.e. assist with Asset listing verification / drawing registers and drawing file repositories
  • Ensure that all work orders are completed and issued and closed in full compliance for all sites in coordination with UK Corrigo Administrator
  • Where necessary ensure correct control using and monitoring/ interrogation of the BMS including incorporate energy efficiency control strategies as agreed with Client
  • Collaborate in cross training back up, with others, directed by your line manager.
  • Maintain a clean and safe workspace.
  • To wear personal protective equipment when conditions require or when required to do so by the relevant risk assessment, method statement or mandatory signage
  • Where required to provide regular reports (Daily, weekly, monthly as required) to your line manager regarding all engineering team activity.
  • Able to communicate in English on a certain level to operate systems and prepare reports.
  • To hold monthly meetings with vendors for each location to ensure our statutory compliance is at 100%, vendors are completing PPMs and reactive tasks within the agreed SLA’s
  • Ensuring that all key technical updates from breakdowns and services are shared with the client in a timely manor

  • Weekend & Bank holiday working if needed and be flexible with requests travel requests.
  • Team player, hard worker, good interpersonal skills, ability to communicate well in both oral and written reports
  • Familiar with computer equipment and programs. (Word, excel and outlook)
  • Subject to be on-call an support during an office emergency (in-hours and out of hours)
  • Able to work in other locations within the EMEA portfolio at the request of your line manager.

ExperienceMinimum of 5 years’ experience in Supervision of Multi Skilled Building Services Maintenance Contracting Environment. Specific experience related to critical infrastructureQualificationsTwo disciplines of the following:Electrical

  • C&G2361 Part 1 & 2 or Electro-Technical C&G 2330 and C&G2382-10 (20) 17th Edition BS7671-2008

Electrical Testing

  • C&G2391 Test & Inspection
  • C&G 2377 PAT Testing

Or Mechanical

  • Mechanical Engineering
  • Mechanical Engineering C&G 2800 Level 3

Or Plumbing

  • C&G 6089 (Plumbing)

Others

  • Issuing Permit to Work (Discipline Dependent)
  • Low Voltage Authorised Persons Course
  • 17th Edition Wiring Regulations (BS7671-2008)
  • NEBOSH qualification
  • Schnieder DCE
