Job Summary
Responsible for all Repair and Maintenance operations of the Sales Center, including landscaping, Engineering, and working with all vendors associated with the Sales Center maintenance. The supervisor will also be responsible for oversight of all maintenance of the sales gallery.
Complete the life safety checklist, including the fire-pump run test and generator run test. Inspect fire sprinkler valves and alarm systems. Assist in development of disaster response protocols. Respond and attend to repair requests.
The position will be based at Ocean Watch with travel as necessary to meet assigned goals.
Key Tasks
The role and responsibilities of the Supervisor includes:
Supervisor Expectations:
- Responsible for selecting and managing the repair and maintenance supplies necessary for the Sales Gallery.
- Act as the primary contact for all maintenance vendors for the Sales Gallery.
- Ensure that the Sales Gallery is functioning and ready to welcome guests and associates.
- Ensure that the Sales Gallery is in line with any required inspections.
- Communicate with leadership on any issues with Sales Gallery maintenance.
- Act in a proactive manner to ensure that the Sales Gallery is up to Marriott Vacations Worldwide standards.
- Provide leadership by example to ensure associates meet/exceed goals and job expectations.
- Uphold the commitment of the Leadership Team, site values and guiding principles.
- Ensure associates are adhering to policies/procedures and completing essential job functions.
- Deliver and communicate all expectations of the position and changes in the business processes with associates.
- Assist in implementing the Associate Engagement Survey (AES) Action Plan developed by the A&C Leadership Team.
- Follow up with appropriate departments’ customer challenges for coaching opportunities.
Sales Center Operations:
- Conduct daily walkthrough to ensure Housekeeping and Engineering tasks are performed regularly throughout the day.
- Supervises distribution of repair work orders.
- Ensures property policies are administered fairly and consistently.
- Assists in effectively planning, scheduling and evaluating preventative maintenance programs.
- Establishes and maintains open, collaborative relationships with associates.
- Monitors timeliness and quality of completion of repair work orders.
- Assists in managing the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment, electrical and life safety systems.
- Ensures that regular on-going communication occurs with associates to create awareness of business objectives, communicate expectations and recognize performance.
- Recommends or arranges for additional services such as painting, repair work, renovations, and the replacement of furnishings and equipment.
- Supervises the day-to-day operations of Engineering and related departments.
Maintaining Property Standards
- Inspects and evaluates the physical condition of facilities to determine the type of work required.
- Maintains accurate logs and records as required.
- Operates generators and fire pumps as necessary.
- Repairs equipment (e.g., refrigeration, laundry) as necessary.
Ensuring Exceptional Customer Service
- Empowers associates to provide excellent customer service.
- Emphasizes guest satisfaction during all departmental meetings and focuses on continuous improvement.
- Sets a positive example for guest relations.
Conducting Human Resources Activities
- Establishes and maintains open, collaborative relationships with associates and ensures associates do the same with them.
- Schedules 3rdparty vendor resources to business demands and tracks vendor time and attendance.
- Ensures property policies are administered fairly and consistently, disciplinary procedures and documentation are completed according to policy.
- Observes service behaviors of 3rd party vendors and provides feedback to individuals.
- Ensure uniform and personal appearance are clean and professional and maintain confidentiality of proprietary information.
- Welcome and acknowledge all guests according to company standards, anticipate and address guests’ service needs, and assist individuals with disabilities.
- Develop and maintain positive working relationships with others, support team to reach common goals, and listen and respond appropriately to the concerns of other employees.

Physical Tasks
- Reach overhead and below the knees, including bending, twisting, pulling, and stooping.

Quality Assurance/Quality Improvement

- Completes all maintenance or repair assignments in a timely, safe and professional manner.
- Complies with quality assurance expectations and standards.
Maintain Records or Logs
- Maintains the preventive maintenance records, inspections, and rounds using a computer management system.
- Assures each day’s activities and problems that occur are communicated to Management using approved communication programs and standards.
- Maintains a proper inventory of parts, materials, equipment, tools, and supplies necessary to perform his/her job.
- Maintains maintenance inventory and requisition parts and supplies as needed.
- Reads, logs, tracks and interprets readings from meters, gauges and other measuring devices.
- Provides periodic maintenance inventory updates to engineering management when requested or required.
- Assists in the compilation of data for preventative maintenance inspection records
Accident Prevention and Safety
- Follows company and department safety and security policies and procedures to promote a clean, safe, and secure environment.
- Completes appropriate safety training and certifications to perform work tasks.
- Follows policies and procedures for the safe operation and storage of tools, equipment, and machines.
- Follows Hazardous Material Management Program procedures for handling and disposing of chemicals, fertilizer, pesticides, blood borne pathogens, etc., including using Material Safety Data Sheets (MSDS).
- Uses proper equipment, wear appropriate personal protective clothing (PPE), and employ correct lifting procedures, as necessary, to avoid injury.
- Identifies and corrects unsafe work procedures or conditions and/or report them to management and security/safety personnel.
- Maintains proficiency in Fire Alarm/Safety and emergency power systems and be familiar with the duties and responsibilities of the Fire and Emergency Rescue Teams.
- Follows property specific procedures for handling emergency situations (e.g., Fire and Emergency Response Team, evacuations, medical emergencies, natural disasters) to preserve the building and its systems during the emergency and act as quickly and responsibly as possible to return the building to its normal operating status.
- Displays solid knowledge and skill level in the safe use of hand and power tools and other materials required to perform repair and maintenance tasks.
- Uses the Lockout/Tagout system before performing any maintenance work. Store all flammable materials in OSHA (Occupational Safety and Health Administration) and EPA (Environmental Protection Agency) approved containment devices.
Candidate Profile
Education and Experience
- High school diploma or GED; 4 years’ experience in the engineering and maintenance or related professional area; technical training in HVAC-R (Heating, Ventilation, Air Conditioning and Refrigeration) /electrical/plumbing.
OR
- 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major; 2 years’ experience in the engineering and maintenance or related professional area; technical training in HVAC-R/electrical/plumbing.

- Emergency Systems – Knowledge of fire prevention, air quality, and emergency power systems. This includes the ability to operate, maintain, and inspect the property’s fire prevention equipment (e.g., sprinkler system, fire alarm), air quality equipment (e.g., carbon monoxide detectors), and emergency power system.
- Hazardous Materials and Chemicals – The ability to handle and store hazardous materials and chemicals. This includes knowledge of the safety precautions required for each chemical.
- HVAC/Refrigeration – Knowledge of heating, ventilation, and air conditioning, equipment, including boilers, chillers, air handling units/controls, and refrigeration equipment. This includes the ability to inspect, repair, and maintain equipment, charge refrigeration systems, replace air filters, and clean coils.

- Trash Handling and Removal – Knowledge of proper handling of recyclable and hazardous materials (e.g., syringes, needles, blood stains), including removing trash and recycling appropriate trash items.
- Energy – Knowledge of energy management and efficient operation of the building and associated systems including retro and continuous commissioning and demand side management. This also includes minimizing the carbon footprint and complying with applicable environmental codes.
- Safety and Personal Protective Equipment – Knowledge of the lock out tag out process and the personal protective equipment (PPE) safety process required (e.g., ear plugs, gloves, respirators, safety glasses) for a given work activity, and correct ways to use the lock out tag out and PPE equipment.
- Technology- Ability to adapt to and utilize standard computer systems and tools that support ongoing operations.
