The French office team is made of 5 professionals, split by sectors, Office/Alternatives and Logistic, managing c.€1.2 billion of assets.

Overview of the Role

The Associate Office/Alternatives will handle the operational asset management of a property portfolio managed by Nuveen Real Estate as well as sourcing and supporting execution of real estate investment opportunities that are aligned to the company’s strategic goals in Europe. This includes involvement in the disposal process as well.

The teams are spread across multiple European locations, with the main investment management hub being based in London, fund management and analyst support in London & Frankfurt, and back office support in London and Luxembourg.

Main Duties and Responsibilities

Investment/development

  • Animate the agents network and screen the market to find new investment/development opportunities in line with the agreed sectors/funds’ strategies;

  • Financial modelling, organizing and preparing client presentations, helping manage transaction processes, and assisting in structuring transactions;

  • Participate in the due diligence efforts performed during the acquisition phase (commercial, ESG, legal, tax, etc);

  • Assist with liquidity events, including refinancing or disposal.

Asset management

  • Direct involvement and responsibilities for new and ongoing lease negotiations including communicating with third-party leasing teams, in-house counsel and third-party legal teams;

  • Oversight of third-party leasing teams, property management supporting the assets;

  • Design and administration of capital expenditures decisions within the portfolio and working with the NRE development team on oversight and guidance to all third-party construction managers, contractors;

  • Oversee third party operating partners to execute the business plan (leasing activity, capex activity, operating activity) and review quarterly reporting for content and accuracy

  • Assist with the annual budget process, reforecasting and strategic plan for the portfolio

  • Manage the bank financing (compliance reporting, monitor debt covenants, debt service, performance updates)

  • Responsible for accuracy and timeliness of management reporting on the portfolio: review of monthly third-party reports, verifying new leases are input correctly by third party property management teams, as well as assisting in the compilation of internal asset management portfolio reports.

  • Liaise with property appraisers on the quarterly valuation process, providing relevant updates, reviewing methodology and validating outputs.

  • Maintaining and applying strong local market knowledge (i.e., competition, supply pipeline, demand drivers, major tenants, market absorption).

Technical Skills & Qualifications Required

  • Excellent knowledge of the office and housing property market, some skills in alternatives would be a plus.

  • Proven ability to animate an agent network, screen the market, look for new investment opportunities and follow them up

  • Proven ability to ‘hands on’ asset management

  • Some abilities for development management would be appreciated

  • Strong knowledge of local regulations

Competencies Required

  • Financial, analytical and modelling skills

  • Strong communication and negotiation skills

  • Fluent French and English speaker

  • Good team player contributing to the success of Nuveen Real Estate (the role involves regular liaison with regional offices)

  • Act in line with Nuveen Real Estate’s Company Values

  • Travels required
